But building isn’t the right path for everyone. For families on a faster timeline, families who would rather see and walk through a finished space before committing, or families who simply don’t want to navigate construction during an already stressful season of life, an existing home with an ADU already in place is often the better answer.

Central Florida ADU Inventory
Central Florida has a deep stock of homes where ADUs already exist — particularly older neighborhoods built around alley access, where detached garages with apartments above them are part of the historical fabric of the region. You’ll also see ADUs scattered across wealthier Orlando enclaves, and a wave of secondary units that were added by owners capitalizing on the tourism corridor for short-term rental income.
For multigenerational buyers, that means more existing inventory than most regions of the state. Acreage corridors like Wedgefield, Christmas, Apopka, and St. Cloud also surface frequently for families wanting more separation, larger lot sizes, and the option to add or expand on what’s already there.

Tampa Bay ADU Inventory
Tampa Bay is one of Florida’s most active ADU markets and one of the most transparent — St. Petersburg in particular has a strong tradition of above-garage apartments and detached guest structures, and listings here increasingly identify ADU features directly in MLS data.
Pasco County’s 2025 ADU ordinance — covering Wesley Chapel, Zephyrhills, and surrounding corridors — was one of the most significant zoning developments in recent years for multigenerational buyers in the region, and you’ll find existing resale inventory across Hillsborough, Pinellas, and Pasco at price points that remain accessible compared to much of South Florida.

Sarasota / Bradenton ADU Inventory
Sarasota and Manatee counties have a quieter ADU inventory than Tampa Bay, but it’s a meaningful market — especially on the acreage side. Eastern Manatee County and outer Sarasota corridors have lot sizes and zoning that support detached guest structures and casitas.
You’ll also find a strong tradition of guest cottages and pool-house conversions in established neighborhoods built from the 1970s through the 1990s. For families who want Gulf Coast proximity alongside genuine separation, this region is worth a careful look.

Southwest Florida ADU Inventory
Southwest Florida is where rural and semi-rural corridors deliver some of the strongest ADU configurations in the state. North Fort Myers, Alva, Buckingham, LaBelle, and Arcadia have ADU-friendly zoning on larger parcels — well suited for families who want maximum separation and a quieter pace of life.
Naples has a significant ADU presence as well, though much of that inventory sits above the $1 million threshold this list focuses on. Cape Coral is notably quieter on this list today — the city has historically taken a restrictive posture toward ADUs — but that’s likely to shift once Florida’s new statewide ADU law takes full effect on December 1, 2026. We expect Cape Coral to become a much stronger ADU market in the year ahead.

South Florida ADU Inventory
South Florida — Miami-Dade, Broward, and Palm Beach — has one of the most established ADU cultures in the state, driven both by the cultural prevalence of multigenerational households and by a long tradition of Mediterranean and Spanish-style architecture that often includes courtyard casitas and detached guest structures.
Recent zoning updates in Miami-Dade and Broward have further opened the door for new construction, but for buyers who want to skip construction entirely, the resale inventory of homes with existing separate quarters is deep here. Properties tend to price higher than other regions of Florida, so qualifying inventory under $1 million is more concentrated in specific submarkets — which is exactly why a curated list like this one helps.
