Major builders — including DR Horton, Lennar, Pulte, Maronda Homes, Toll Brothers, and many others — now offer purpose-built multi-generational floorplans across communities from Central Florida to Southwest Florida, Tampa Bay to South Florida.
These aren’t simply large homes with extra bedrooms. The best configurations include a dedicated mother-in-law suite or private apartment-style wing with its own living area, full bathroom, and kitchenette — often with a completely separate entrance that eliminates shared daily traffic. Some communities now offer alley-load homes with fully finished garage apartments — one of the strongest configurations available for adult children who want genuine independence while remaining close.

What Multi-Generational New Construction Looks Like in Florida
First-floor private suite wings
The most common configuration in Florida tract builder communities. A dedicated ground-floor suite with its own living space, bedroom, bathroom, and kitchenette. Works well for aging parents or in-law arrangements where single-floor accessibility matters.
Attached apartment-style layouts
The suite functions almost as a separate unit with its own entrance, living area, kitchen or kitchenette, and laundry. Provides the highest level of day-to-day independence within an attached structure.
Alley-load homes with garage apartments
A detached garage faces a rear alley with a fully finished apartment above it. One of the strongest configurations for adult children who want a completely independent entrance and living space with no shared walls. Available in select Florida communities.
Semi-custom modifications
Many Florida builders allow buyers to modify existing floorplans before construction — expanding suite size, adding kitchenette plumbing, adjusting entrance configuration, or upgrading acoustic separation. We identify which builders allow these modifications and guide the process.
ADUs and granny flats
In rural corridors and select markets, buyers can build fully custom homes with accessory dwelling units — detached guest houses or granny flats — on the same parcel as the main home. The strongest physical separation available in new construction.
