Buyers often ask me for a new-construction home where a parent or adult child can have their own space. When they also don’t want a cookie-cutter layout, the Pulte Concord is usually the first plan I bring up. Here’s an honest look at what the suite actually includes, who it fits, why I think it holds its value better than the alternatives, and every place in Florida you can currently build one.

The private suite, honestly

The Concord’s suite is a genuine private space, but it’s important to know exactly what it does and doesn’t include before you fall in love with it.

What it includes: a kitchenette with a sink, full-size refrigerator, microwave, and cabinets; an optional private entrance; a small closet in the bedroom; and a linen closet in the bathroom.

What it does not include: there is no in-suite laundry, no pantry, and no real dining space. In short, it’s an honest “it depends on your family’s needs” option. For instance, plan on adding a freestanding pantry cabinet, and the suite’s occupant will share the laundry in the main house.

Who the Concord fits

The whole home is single-story. As a result, the Concord is a strong choice for aging in place, with no stairs for anyone in the suite or the main house. The suite’s proximity to the secondary bedrooms also makes it a practical setup for a live-in nanny or caregiver who needs to be close to children at night.

Most Concord buyers build to order — choosing their own lot, layout options, and finishes is a big part of the appeal. That said, quick move-in (QMI) Concords do come available from time to time, which can be a good fit for families who don’t want to design from scratch or wait through a full build cycle.

Why I steer families to Pulte over Lennar or DR Horton

In my experience, the real advantage of going with Pulte isn’t just the floor plan — it’s resale value. Pulte buyers choose their own flooring, cabinets, backsplash, shower tile, and other finishes, so no two Concords are ever truly identical.

That matters down the road. When two nearly identical Lennar Next Gen homes hit the market in the same neighborhood, they tend to end up in a pricing war with each other. However, I don’t see that happen with Pulte homes the same way. Because each one has its own character, sellers rarely have to compete purely on price. If you value both design freedom and protecting your investment, that’s the Concord’s quiet edge.

Where you can build the Concord in Florida

The Concord doesn’t have a single launch date — Pulte has been rolling it out community by community in phases across the state. Here’s where it’s currently available, by region. Communities marked (55+) are age-restricted Del Webb communities; the rest are open to all ages, including Pulte’s DiVosta active-adult communities, which are not age-restricted.

Is the Concord available in a 55+ active-adult community?
