Lennar Next Gen Homes in Orlando: Which In-Law Suite Floor Plan Fits Your Family?
Quick answer: The right Lennar Next Gen floor plan depends entirely on who’s moving in. If you’re an empty-nester bringing in aging parents, you want a single-story plan with no stairs — Riviera, McCartney, or Freedom (build new), or the newer single-story Independence II. If you’re the sandwich generation raising kids while caring for parents, you want a larger plan with room for everyone. Think the two-story Steely (build new), or a resale-only standout like the original two-story Independence II, Liberation, or Baxter.

The plan names all run together — and there are even two different “Independence II” layouts. Here’s how to tell which one is actually right for your family, from people who lived in one.
Start with one question: who’s moving in?
If you’re shopping Lennar’s Next Gen homes across Central Florida, you’ve probably noticed there’s a whole lineup of floor plans. In fact, the names blur together fast — Lennar has even used the name “Independence II” for two completely different homes. The good news: you don’t have to memorize them. The only question that matters is the one you already know the answer to — who is coming to live with you?
We’re MultiGen Living Group, and we help families across Florida navigate exactly this every day. We even raised our own family in one of these homes. So instead of ranking these “best to worst” — which doesn’t really mean anything — let’s sort them by the family they’re built for. There are two main groups, so we’ll split it that way.
Empty-nesters bringing in aging parents: single-story plans
The first group: your kids are grown and gone, and now it’s Mom or Dad moving in. When you’re caring for aging parents, the single most important feature is no stairs — everyone on one level. These are the single-story Next Gen plans, and the good news is you can build most of them brand-new right now.
Lennar Riviera floor plan

Around 2,650 square feet, single-story, with a real private suite built in — and you can build it new in Central Florida. This is a comfortable fit when a parent needs their own space but you don’t want a second set of stairs in their life. Status: new construction.
Lennar McCartney floor plan

Around 2,366 square feet, single-story, and Lennar is building it new too. A little more right-sized than the Riviera while still a true Next Gen layout with a separate suite. A strong pick if you want the multigen footprint without the larger price and square footage. Status: new construction.
Lennar Freedom floor plan

Around 2,100 square feet — the most efficient of the single-stories. You’ll find this one both new and with a lot of resale options around the area, so you’ve got real choice on price and location. Status: new construction and resale.
Lennar Independence II floor plan (the new single-story version)

Here’s where it gets confusing: Lennar reused the “Independence II” name for a brand-new, completely different home. It’s a single-story layout around 2,232 square feet, 3 bedrooms, 2 baths, with a Next Gen suite that has its own separate entrance, bedroom, living area and kitchenette. It’s a great no-stairs fit for an aging parent. For example, we saw this one selling in the Apopka area, and it’s since sold out — so ask us where it’s currently coming up on resale. Status: resale only.
The sandwich generation: bigger plans with room for everyone
The second group is what’s known as the sandwich generation — you’re raising your own kids and caring for your parents at the same time, sandwiched in the middle. You don’t need one extra bedroom; you need a full house with room for everybody to have their own space. Some of these you can build new, and some of the very best are resale-only — we’ll flag which is which.
Lennar Steely floor plan

Five bedrooms, around 3,195 square feet, two stories. Kids, grandparents, maybe a college kid bouncing back — everybody gets a place to disappear when they need to. And you can build this one new right now in Central Florida. Status: new construction.
Lennar Independence floor plan (two-story) — resale

The Independence is the largest plan in the Wellness Ridge Estates Collection. Specifically, it’s a Next Gen two-story home starting at 3,385 square feet, with 5 bedrooms, 3.5 baths and a 3-car garage. The attached private suite has its own separate entrance, living room, breakfast nook, kitchenette, bedroom and bathroom, so a parent or grown child gets a genuinely self-contained space. The main home opens up across the first floor, Upstairs, you get a cozy loft plus four more bedrooms as well. That’s plenty of room for the kids and the grandparents under one roof. It is no longer built new, so it is resale-only — you have to know where to look. Status: resale only.
Lennar Independence II floor plan (the original two-story version) — resale

This is the big one — the original Independence II, a two-story home at 3,951 square feet, 5 bedrooms, 3.5 baths, 3-car garage, with a full second suite. Notably, this is the floor plan we actually raised our own family in, so we can tell you exactly how it lives. Not from a brochure, but from years inside it. It’s no longer built new — it’s resale-only, in select communities like Storey Park, so you have to know where to look. Status: resale only.
Lennar Liberation floor plan

Six bedrooms, and the standout feature is that the in-law suite has its own garage — a level of separation most plans can’t match. If you’ve got a large household where everyone needs real independence under one roof, this is the layout to know. Status: resale only.
Lennar Baxter floor plan

Shows up on resale in certain pockets of Central Florida. If that’s the layout you want, you’ve got to know which communities to search — and that’s exactly our job. Status: resale only.
Why we don’t list hard prices here
You’ll notice we haven’t put a price tag on any of these plans — and that’s on purpose. After all, the same Lennar floor plan can swing well over a hundred thousand dollars depending on the community and the week. We’ve watched the identical plan list five different ways across five neighborhoods. Any number we publish today would be wrong by the time you read this. So instead of guessing, tell us who’s moving in, and we’ll send you the live numbers in the communities that actually fit your family.
Tell us who’s coming to live with you, and we’ll point you to the right Lennar Next Gen floor plan — and the right community — for your family. We specialize in multigenerational homes across Central Florida, including the resale-only layouts that don’t show up on a new-build lot.
